Rental conditions
1. General
Upon booking the tenant agrees with the general renting conditions.
2. Payment and terms
A down payment of 50% of the rent should be transferred to our bank account within 8 days after the reservation (account number: 2085-2307-85-03-303204-95 Ibercaja Graus)
The other 50% of the rent should be paid 6 weeks before arrival on the same bank account.
You can pay the additional guarantee upon your arrival, before checking in to your apartment or house/holiday home. When renting a room you should pay upon check-out.
Service costs (cleaning apartments or house) should be paid before checking out.
3. Guarantee
Upon your arrival we charge you 100 euro and for the holiday homes 150 euros as a deposit for possible damage and other service costs. The guarantee should be paid before checking in to your apartment or house.
At the end of your stay the aforementioned costs will be settled with the deposit.
4. Reservations and receipt
After the down payment is credited to our account a receipt will be send to you, together with an itinerary and your date of arrival and departure.
5. Time of arrival and departure
The apartments and houses can be rented for at least a week, starting on a Saturday and ending the next Saturday. It is possible to differ form this period after mutual agreement. Rooms can be rented by the day.
Time of arrival is between 4 p.m. and 8 p.m.and time of departure is before 11 a.m. If you want to differ from that you should let us know beforehand.
6. Maximum of persons
The maximum of persons (see chapter Apartments/Rooms and Holiday homes) that can spend the night in a room, house or apartment should not be exceeded, unless we are agreed upon.
7. Cancellation by the tenant
Cancellations must be send by certified mail to the lessor together with the receipt of your reservation. After receiving the written cancellation the lessor will send a confirmation of the cancellation to the tenant. 50% of the rent will be refunded after cancellation more then 2 months before arrival; 25% of the rent will be refunded after cancellation between 2 and 1 months before arrival; 10% of the rent will be refunded after cancellation 1 month before arrival; 0% of the rent will be refunded after cancellation on the day of arrival.
8. Cancellation by the lessor
The lessor has a right to dissolve the lease, without costs, in case the renting conditions mentioned here are not met.
At circumstances beyond one's control (fire, natural disaster) the lessor has a right to annul the lease without financial compensation. Possible down payments will be refunded to the tenant.
9. Liability
During the stay in an apartment, house or room the tenant is completely liable for the apartment, house or room, its furnishing and other assets. Possible damage caused by (negligence) by the tenant during a stay will be charged to the tenant. The lessor is not liable for accidents or personal mayhem/injuries in and around his house or the holiday homes, nor for the missing of money or other goods.
